How long are your leases?

Our standard lease term is twelve (12) months; however, we are open to shorter lease terms depending on your circumstances.  Additional fees may apply.

Am I qualified to rent from you?

We consider each applicant individually because we understand that everyone's financial situation is different. Our minimum requirements include a solid credit history, favorable rental history and sufficient income. Specifically, your monthly household income should be at least three times the amount of rent. For example, if rent is $600, then your total household income should exceed $1,800 per month. 

Is security deposit required to move in?

Yes. A security deposit needs to be paid in full to secure the property. This is non-negotiable and there are no exceptions to this rule. 

Are utilities included with rent? 

Generally our tenants are responsible for all their own utilites. However, if any utility cost is incluced in a property's rent we list that in the property description. Before we release keys to a leased property we require proof that all appropriate utilities are transferred into the tenant's name. Refer to this list of local utilities (pdf) for contact information.

Do you allow pets?

Yes, the majority of our rentals are pet-friendly. However, we limit the number of pets to two and the size of each pet to 50lbs maximum. We might request to meet your pet before approving your rental application. Note that our insurance company won't allow us to rent to tenants with dogs that fall on their list of dangerous breeds.

Is a pet deposit required?

Yes, we collect a refundable pet deposit of $300 per pet, as well as a pet fee of $30 per month per pet for the life of the lease.  Please keep in mind that if the damages exceed the amount of the pet fee, the difference will be deducted from your regular security deposit.

Do I need a co-signer?

It depends on your financial situation. Here are a few examples of circumstances when you will need a co-signer:

  • full-time student
  • lack of credit history
  • part-time employment
  • lack of rental history

What type of references do you require?

We generally ask for your current and previous landlord information. As for your employment, we require two (2) of your most recent paycheck stubs to be included with your application.

How do I pay my rent?

We accept personal checks, certified checks and money orders. Tenants can also pay through our Tenant Portal. Note we do not take cash!

What if I'm late with my rent?

Rental payment must be received by the 1st of each month, otherwise there will be a late fee charge added to your balance. If you are unable to pay your rent on time, please notify our office as soon as possible.

I have a maintenance issue. How do I report it?

It depends. To report a non-emergency maintenance issue, use the Tenant Portal. If you have access to your own Tenant Portal in Propertyware, we strongly encourage you to report all of your non-emergency maintenance issues there. Simply submit a service request and we will take care of it. If you have any questions about how to proceed with creating a service request in the Tenant Portal, please contact our office.  To report an emergency issue, call us at 765-966-4980 during or after business hours.  The emergency messages will be dispatched to us immediately and non-emergency messages will be dealt with within 48 hours. 

I locked myself out of the apartment. What do I do?

Call our office line day or night to report the lock-out: 765-966-4980. Our maintenance contractor will arrive within 30 minutes to unlock the door for you. If the lock-out is after hours we charge a $60.00 lock-out charge for this service. You will be billed for this service on your tenant account.   

I'd like to move out. How much notice do you require?

We require a sixty (60) day notice in writing that you are not renewing your lease. We provide a Move Out Notice form to make this easier. It is important to include a forwarding address otherwise we will not be able to send a security deposit refund. Note a verbal and/or email notice is not sufficient and will not be accepted as a valid move-out notice. The notice must be received at our office at least sixty (60) days prior to the actual move-out date.  If it is not received on time, additional fees might apply. I'd like to move out before the end of my lease. Is that possible?

Terminating a lease agreement before its intended end date will undoubtedly result in a penalty. 

When will I receive my security deposit refund?

Indiana law states that a landlord has forty-five (45) days to itemize and return a tenant's security deposit. We find it takes nearly all that time to allow for

  • an inspection of the unit
  • comparing the unit's condition at move-in to its condition at move-out
  • final billings from utility companies
  • and writing up the security deposit itemization report.
